Great post. Here in the San Fernando Valley, activity has slowed and the conventional wisdom is to price under by 10% -- yes, 10%. But...no seller wants to hear that and nobody is doing it.

Great post! We are seeing the same trend in Los Gatos, Monte Sereno and Saratoga and I agree that sellers are usually harmed by this practice.

I think what the department of health has to say is more relevent than what PG&E says.

The California Health Department final report on power frequency EMF was published in October 13, 2002. This 7-year, $9 million study concludes EMFs can cause some degree of increased risk of childhood leukemia, adult brain cancer, Lou Gehrig’s Disease, and miscarriage. The Evaluation further concludes that magnetic fields may cause suicide and adult leukemia.

The State of Connecticut passed by overwhelming margins in early May 2004 a law that requires power lines to be buried if they pass near residences, schools, hospitals and other sensitive facilities.

A major June 2005 British study concludes there is a statistical link between EMF from power lines and childhood leukemia even at distances up to 200 meters.

David -- The next time Josh and I are up your way, I'd love to hike this trail. The pics are gorgeous.

You guys are at least as spoiled as those of us in San Diego. :)

I'm glad I came by -- good stuff.

Hi David,

Our MLS rules say we're supposed to count all the days from the time the paperwork is signed on. I agree with you that a lot of agents try to sell their homes off the mls (almost like a secret mls) and for them it's not a fair guage. On the other hand, I like to get listings signed a week or two before the home goes live so that I can hit the ground running with inspections done, virtual tour prepared, ad copy written, flyer designed in MS Publisher, etc. (I NEVER try to sell a home off the MLS because I do not think it serves my sellers best.)

Anyway there could be two sides to it. I understand that in LA they don't do the CDOM (or is it DOM at all?) because of gaming the system.

Great post.
